Frequently asked questions
Still have a question? Send it through with your quote request and the local inspector will get back to you.
How much does a builders report cost in New Zealand?
Pre-purchase builders reports usually sit between $500 and $900 plus GST for a standard residential property, depending on the home's size, age, and location. Larger or more complex homes (multi-level, leaky-era cladding, or rural lifestyle blocks) are quoted individually. Submit the form and your local inspector will come back with a firm price.
How long does an inspection take?
A standard residential pre-purchase inspection takes two to three hours on site. The written report is usually with you within one to two business days. For time-pressured purchases an inspector can often turn it around faster on request.
What does the report cover?
Roof, exterior cladding and joinery, interior, subfloor and roof space (where safely accessible), services (plumbing, electrical fittings visually), and grounds. The inspection is non-invasive: no destructive testing or moisture probing of cladding unless that scope is specifically agreed.
Can you do a meth test or moisture check at the same time?
Yes. Methamphetamine screening, moisture and weathertightness checks, and Healthy Homes assessments can be booked alongside a pre-purchase inspection. Tell us when you submit the form so the inspector brings the right gear.
Do you inspect lifestyle blocks and rural properties?
Yes. Lifestyle blocks, farm cottages, and rural dwellings are a regular part of what local inspectors cover. The report focuses on the dwelling; outbuildings and septic systems can be added on request.
